Lead Paint Inspection

A lead paint inspection should be performed on any house built prior to 1978 that is changing ownership from one party to another or is being rented to anyone other than the owner. Up until that time, approximately two thirds of all newly constructed homes were painted with lead paint. A lead paint inspection must be performed on any home prior to 1978 that a property owner intends to sell or rent. To be in compliance with federal lead-disclosure laws the property owner must give the new owners or tenants a written copy of the lead paint inspection report. Lead-based paint is now banned in the United States. Areas inspected as part of a lead paint inspection include windows and window sills/frames, doors, kitchen/bathroom cabinetry, all interior molding, porches and fences, exterior siding, interior walls, stairs/railings/treads/risers, and exterior window sills and casings.
